Welcome to the Property Arts website. These terms set out the basis on which you can use this site. By using it, you agree to them. If you don't agree, please don't use the site. These terms govern use of this website only — they don't cover any architectural, design, construction, or property development services we provide, which are dealt with through separate agreements that we'll discuss with you directly if you become a client.

The Property Arts website is operated by Tikari Limited, a company registered in England and Wales (company number 09071911) with its registered office at 175 Bermondsey Street, Block K, Bell Yard Mews, London SE1 3UW. "Property Arts" is a trading name of Tikari Limited. Property Arts was established in 2015 by Nicola and Ty Tikari. Our architectural services are provided by architects regulated by the Architects Registration Board (ARB) and are subject to the ARB Code of Conduct. You can reach us at hello@propertyarts.co.uk. In these terms, "we", "us", and "our" mean Tikari Limited trading as Property Arts; "you" and "your" mean the person using the website.

You may use this website for personal, non-commercial purposes, and to make a genuine enquiry about our work or register interest in a property we are marketing. You agree not to use the site in any way that breaks any applicable law or regulation; not to use it to send unsolicited commercial communications; not to attempt to gain unauthorised access to the site, the server it's hosted on, or any connected systems; not to introduce viruses, trojans, or other malicious code; not to scrape, harvest, or otherwise extract data from the site by automated means without our prior written permission; and not to use the site in any way that could damage, disable, overburden, or impair it. We can suspend or withdraw access to the site at any time, including if you breach these terms.

If you submit information through the site — for example by registering interest in a property, signing up to our newsletter, or sending us an enquiry — you confirm that the information you provide is accurate and that you have the right to provide it. Signing up to our newsletter or registering interest in a property doesn't create any contract, reservation, or option over a property. We may, at our discretion, contact you with updates relating to the relevant property or our work generally. You can unsubscribe or ask to be removed at any time. Any information we share about properties through the newsletter or in response to a registration of interest is provided for general information only and doesn't constitute an offer, a warranty, or a representation we are bound by. Specific terms relating to any sale, letting, or commission will be set out in separate documentation.

The content of this website — including text, photography, drawings, illustrations, logos, and the underlying design and code — is owned by us or by our contributors, and is protected by copyright and other intellectual property laws. You may view, download, and print pages from the site for your own personal, non-commercial use. You may not otherwise copy, reproduce, modify, distribute, publish, or commercially exploit any content from the site without our prior written permission. Where photography or other content has been provided by third parties (for example, project photographers), it remains the property of those third parties and is used here with permission.
