Privacy Policy

This policy explains what personal information we collect when you use the Property Arts website, why we collect it, what we do with it, and the rights you have over it. We've tried to write it in plain English. If anything is unclear, please get in touch.

Property Arts is a trading name of Tikari Limited, a company registered in England and Wales (company number 09071911) with its registered office at 175 Bermondsey Street, Block K, Bell Yard Mews, London SE1 3UW. For the purposes of UK data protection law, Tikari Limited is the data controller for personal information collected through this website. If you have any questions about this policy or about how we handle your data, you can reach us at hello@propertyarts.co.uk.

We try to collect as little personal information as possible, and only what's genuinely useful. If you subscribe to our newsletter, we collect your email address. If you register interest in a specific property, we collect your name, email address, telephone number, and postcode — we use the postcode to understand the geography of who is interested in our work, not to identify you precisely. If you email us directly, we'll have whatever you put in your message, plus your email address.

We also use Umami for website analytics. Umami doesn't use cookies and doesn't collect personal information — it gives us aggregate, anonymous data about which pages are visited, what country visitors come from, what device and browser they're using, and where they came from (e.g. a search engine, a link on another site). It doesn't track individuals across sessions or build profiles. Because no personal data is collected for analytics, we don't show a cookie banner.

We use this information to send you the newsletter you signed up for, to contact you about a property you've registered interest in, to respond to enquiries you send us, and to understand how the website is used so we can improve it. Our lawful basis under UK GDPR is your consent for the newsletter and property interest registrations, and legitimate interest for replying to your enquiries and running aggregate analytics. You can withdraw consent at any time — every newsletter email has an unsubscribe link, and you can ask us to remove your property interest registration by emailing hello@propertyarts.co.uk.

We don't sell your data and we don't share it for advertising. We do use a small number of trusted third parties to run the website and send emails: Mailchimp (Intuit Inc., USA) is our newsletter and property interest mailing list provider — when you sign up, your details are stored there. Umami Cloud (Umami Software, Inc.) provides our website analytics, as described above. Netlify (Netlify, Inc., USA) hosts the front-end of our website; standard server logs may briefly include IP addresses for security purposes. Krystal Hosting Ltd (UK) hosts our content management system. Each of these acts as a data processor on our behalf, under their own terms and security commitments. We may also share information if we are legally required to (for example, in response to a court order), or if we need to in order to protect our rights or the safety of others.

Mailchimp and Netlify are based in the United States. When your data is transferred outside the UK, we rely on the UK International Data Transfer Addendum to the EU Standard Contractual Clauses to make sure your information is protected to the same standard as it would be here.

We keep newsletter subscribers' details until you unsubscribe. We keep property interest registrations until the property is sold or let, or until you ask us to remove your details — whichever comes first — and then delete them within a reasonable period. We keep direct enquiries for up to 2 years after our last contact, unless you become a client (in which case our client records policy applies). Anonymous analytics data is aggregated indefinitely; as it isn't linked to you, it can't be deleted on request.

Under UK GDPR you have the right to access the personal data we hold about you, correct anything that's inaccurate, delete your data (sometimes called "the right to be forgotten"), restrict or object to how we process it, receive your data in a portable format, withdraw consent at any time where we relied on it, and complain to a supervisory authority. To exercise any of these, email hello@propertyarts.co.uk and we'll respond within one month.

If you're unhappy with how we've handled your data, you can complain to the Information Commissioner's Office (ICO) at ico.org.uk or on 0303 123 1113. We'd appreciate the chance to put things right first, so please consider getting in touch with us before going to the ICO.

This website doesn't use cookies for tracking, analytics, or advertising. We may use a small number of strictly necessary cookies to make basic site functions work — these don't require consent under UK law.

If we make material changes to this policy we'll update the date at the top and, where appropriate, let newsletter subscribers know by email.
